Some tenants will keep the home very neat and tidy but for every tenant that keeps the home in impeccable condition, there are many more that do not keep the home in the best condition. If a seller occupies a home that is up for sale the seller will be making sure the home can be shown in its very best light. Tenants normally do not have any skin in the game. Meaning they will not go to any extra length to get the house show ready. I have sold plenty of homes that are tenant occupied and I have seen it all.Some tenants have an overwhelming amount of furniture which will make the home look very small.

If you have tenants that are willing to help and accommodate showings that will help a lot. In every lease, it is specified that tenants are obligated to allow showings, but despite that clause in the lease it is not always as easy to get the tenant to assist and to make it easy to sell your home.

Selling a home while it is tenant occupied can save you some money but then, on the other hand, it can also cost you a lot more money. Work closely with your Real Estate Agent to determine which route you should go. I always work with the seller as well as the tenants to making this a win-win situation for everyone. Of course if you are planing on making upgrades to the property it would be best to have the tenants move out. It will be even more difficult co-ordinating contractors while the tenants are living in the home.
