When buying a home Should you get a property Survey?

When you are purchasing a home a property survey is a crucial part of the purchase process. After the home is under contract the title company or settlement company will ask if you the purchaser wants a property survey. In most cases you should want a property survey, especially if you are purchasing a single family home. When you purchase a condo you most likely will not need a survey and when you purchase a townhouse the property line is generally along the home line. The end unit townhouse is most important to get a survey.
Now lets talk about single family homes. When you purchase a single family home with regardless of how much land you should want to consider a property survey or at least review the survey the seller has or one that you might be able to track down at the county.
Why would you want a survey? Well in some cases the fence, shed or even part of the property might be on a neighbors property. Or it could be as simply as part of the driveway access is on neighbors property. Purchasing a home is a big investment make sure you get a survey.
The title company will be asking you if you would like a survey and they will provide you with the different options of surveys that are available.

Explanation from the title company:
Your Champion Title processor will also order a survey if you request it on the Purchaser’s Information Sheet. A survey will show the location of any improvements on the property (such as the house, fence, shed, etc.) along with any setback lines or easements that might prevent or diminish usage of certain parts of the property. If requested, you will receive a copy of your survey at settlement. For an upcharge, you may opt for a boundary survey, in which the surveyor shows the precise boundaries of your property and stakes the corners of your property. A boundary survey might be necessary if there is a question about the property boundaries and/or if you are planning to build a fence or other structure and need more accurate understanding of where the property lines are located.
