Should I get a Radon Test?
Along with your Home Inspection you should consider getting a Radon Test. Radon is an odorless gas that exist everywhere in nature. This particular area isn’t known for very high levels but every know and then we still see levels well above 4. The EPA considers radon levels of below 4 acceptable but does recommend remediation if the level is above 4.
Radon in Basements
If there are higher levels of Radon it normally accumulates in enclosed basements. If there are lots of windows and doors radon can naturally escape by opening doors and windows. I have seen some levels that are over 4 but most Radon levels are below 4 and the once that are higher are just slightly above.
Radon Mitigation
If radon levels are above 4, mitigation is recommended. The mitigation process normally cost around $800 to $1000. The radon mitigation company will install a ventilation pipe to circulate are out of the impacted area and bring in fresh air.
Radon Test
If in doubt you should always get a Radon Test. The home inspector normally also offers Radon Testing. A canister will be put into the basement. Windows and doors should be closed during the testing period of 48 hours. After the 48 hours the canisters will be picked up and radon levels can be read. Simple and easy test. There are also some mail in test available at Home Depot or Lowes. If you do not get a test during the purchase process you can get it after the fact and mail it in.
