Price and Condition of the home are so important. 
You never want to overprice your home. Price it at market value.
The price is not really dictated by what you want, what you need, what you paid, what your neighbor says, what another agent says or what the cost is to rebuilt the home
The price should be what the market value of the home is at the time you are listing the home.
The condition of the home
You can influence the price by the condition of the home. But again it should be priced accordingly and not overpriced. A home in good to excellent condition will help sell your home quickly and for top dollars.
