📊 Dale City VA 22193 Real Estate Market Update — October 2026
So, what’s happening with home prices around Reaves Lane?
I reviewed nine closed single-family home sales in the surrounding Dale City area which are similar, with closing dates between June and September 2026.
Here’s what the latest comparable sales reveal:
What does this mean for Dale City homeowners?
The market remains active, particularly for homes that are appropriately priced and offer features buyers value.
The average sold price among these comparable properties was approximately $593,000, while the median reached $600,000.
Homes also sold for an average of 101.24% of their final asking prices, meaning the typical sale in this particular group closed slightly above list price.
However, there’s another important part of the story.
Not every home sold immediately, and some sellers provided significant closing cost assistance.
That’s why understanding your specific neighborhood and competing listings is more important than relying on broad market headlines.
🏘️ What Homes Have Recently Sold for Near Reaves Lane?
Let’s take a closer look at the actual sales happening around the neighborhood.
These are closed single-family home transactions reported in Bright MLS.
These sales show a substantial range in home values, even within the same general area.
For example, a home on Palm Road sold for $500,000, while another on Roth Court sold for $655,800.
That’s a difference of more than $155,000!
Why such a large difference?
Square footage, condition, renovations, lot size, floor plans, garage space, and other property-specific features can all influence what buyers are willing to pay.
This is exactly why online home value estimates don’t always tell the whole story.
🔥 Are Homes Still Selling Above Asking Price in Dale City?
Yes! But not every home.
Of the nine recently closed homes in this analysis:
- Five sold above their final asking prices.
- Four sold at their final asking prices.😊
- None sold below their final asking prices.
That’s encouraging news for homeowners considering selling.
However, it’s important to look beyond the headline numbers.
Some transactions included seller concessions, and two homes spent considerably longer on the market.
For example, 13832 Regal Court spent 47 days on the market and closed with $21,000 in concessions. Meanwhile, 13709 Palm Road spent 59 days on the market and included $12,000 in concessions.
Compare that with my sale at 5959 Reaves Lane, which went under contract after just five days and sold $15,000 above the asking price.
The lesson?
Pricing, property condition, marketing, and buyer expectations all matter.
A home can sell at or above asking price and still involve negotiations over closing costs or other terms.
That’s why I look at the complete transaction, not just the final sales price.
📈 Is the Dale City Real Estate Market Cooling Down or Still Strong?
This is one of the most common questions I hear from homeowners throughout Woodbridge and Prince William County.
My assessment of these nearby sales is that Dale City continues to offer opportunities for sellers, but buyers are paying attention to value.
The numbers show two important trends.
1. Well-positioned homes can still sell quickly.
The median marketing time in this group was just five days. Several homes sold within the first week, including my Reaves Lane listing.
2. Sellers need to be prepared for negotiations.
Five of the nine transactions included seller concessions, ranging from $600 to $21,000.
This is a reminder that even when buyers are willing to pay full price or more, they may still request assistance with closing costs.
The market isn’t the same for every property.
Some homes attract immediate interest, while others require more time, pricing adjustments, or concessions.
That’s why a customized selling strategy is so important.

💰 How Much Is Your Dale City Home Worth in Today’s Market?
If you own a home in Dale City, Woodbridge, VA 22193, you might be surprised by what recent sales suggest about your property’s potential value.
But here’s something I always tell homeowners:
Your home’s value isn’t determined by your ZIP code alone.
Two houses on neighboring streets can have very different market values depending on their size, updates, layout, condition, and lot.
When I prepare a home value analysis, I look at actual closed sales, current competition, property features, and the latest buyer activity.
I also evaluate how long comparable homes have been on the market and whether sellers have offered concessions.
These details help us develop a realistic pricing strategy instead of relying on an automated estimate.
